- The operating site is one building at 1500 Champa Street. IPI announced its acquisition and investment in December 2021, initially projecting construction completion by Q4 2022. RadiusDC later reported that two data halls were completed and commissioned, with 3 MW available in 2023. An additional expansion was reported under construction in February 2024; a contractor lists a Phase 3–4 expansion-renovation project running August 2024–May 2025. Later RadiusDC material described roughly 15,000 SF and up to 2 MW as future expansion, and in August 2026 said it was evaluating expansion opportunities; no online date or commissioning of that additional capacity is confirmed. Capacity figures are not additive: DataBank lists DEN3 at 2 MW critical IT load, while RadiusDC describes up to 3 MW across its two in-service halls. IPI’s 2021 release described approximately 10 MW as the facility’s potential, not as operating capacity.
