Tract says the property can support up to 4,000 MW of data center capacity. A planned on-site substation, developed with Bluebonnet Electric Cooperative and LCRA, can scale to 1,600 MW, with the first 250 MW contracted for delivery in the first quarter of 2028. A clearing and grading permit and stormwater authorization have been issued, and no operator is named.
